
Define the purpose of the BOQ
A concept estimate, tender BOQ, procurement list and final account serve different purposes. Label the document stage and avoid presenting preliminary quantities as final measured work.
Use a consistent work breakdown
Separate preliminaries, site work, foundation, structure, walls, roof, openings, ceilings, insulation, electrical, plumbing, finishes, external work, transport, installation and handover.
Write measurable descriptions
Each item should state the material or work, key specification, unit and quantity. Avoid vague lump-sum descriptions when a measurable unit is available.
Include accessories and waste
Panels need flashings, fasteners, sealants and foam fillers. Ceilings need grid, hangers, edge trims and access panels. Electrical and plumbing systems need fittings, supports and testing. Wastage should reflect the material and layout.
Separate commercial adjustments
Show discounts, transport, installation, contingency and VAT separately so users can understand how the total was formed.
Control revisions
Use a document number, revision, date, prepared-by field and scope notes. Save previous versions when drawings or specifications change.
