A reliable prefab house budget begins with a complete scope. A rate for wall panels or a simple square-foot figure does not describe the full cost of a finished building.
Foundation and structural work
Record site preparation, foundation type, plinth, anchors, primary framing, secondary framing, bracing, corrosion protection and erection requirements.
Floor, wall and roof systems
Separate structural floor build-up, floor finish, external walls, internal partitions, insulation, roof covering, flashings, gutters and weather seals.
Doors, windows and services
Prepare opening schedules and list electrical, plumbing, drainage, water-storage, ventilation, data and external utility requirements.
Commercial allowances
Include transport, unloading, lifting, installation, testing, wastage, taxes, provisional items and exclusions. Use the Complete House Planner to create a structured first BOQ before requesting a formal quotation.
